A standard two car garage epoxy floor takes three days of work spread across three consecutive days. You can walk on it 24 hours after the final coat and park a vehicle on it 72 hours after that.

That is the honest answer for most residential jobs in Rochester. Larger commercial spaces, badly damaged concrete, and multi coat decorative systems push the schedule out, and we cover those below.

The Standard Three Day Schedule

Almost every epoxy job follows the same rhythm. What changes is how long each stage takes, not the order.

Day 1: Prep and Repair

This is the longest and most important day. The crew grinds the concrete with diamond tooling to open the surface pores so the coating can mechanically bond.

Everything stored in the space has to come out first. Oil stains get degreased, cracks and spalls get routed out and filled, and expansion joints are addressed.

Day 2: Base Coat

Residential Garages

The One Day Option: Polyaspartic

If three days of downtime does not work, polyaspartic changes the math. It cures in roughly one hour instead of overnight, so prep, base, flake, and top coat all happen in a single day.

You walk on a one day polyaspartic floor that same evening and park on it within 24 hours. It also cures reliably in temperatures down to about 0 degrees, which matters a great deal between November and March around Greece, Webster, and Henrietta.

The tradeoff is cost. Polyaspartic materials run higher per square foot and the fast cure demands an experienced crew, because there is no room to fix a mistake once it starts setting.

What Actually Delays a Job

  • Moisture in the slab. Below grade basements and older garages can push vapor through the concrete. A calcium chloride test takes 72 hours and may require a moisture mitigation primer before anything else happens.
  • Bad concrete. Heavy spalling from road salt is common on Rochester garage floors near the door. Repairs need to cure before coating.
  • A cluttered space. If the garage is not empty when the crew arrives, day one starts late.
  • Existing coatings. Old failing paint or a previous DIY kit has to be ground off completely, which can add a full day.
